What's included: the 44-point Signature Comfort inspection

Your membership covers two precision tune-ups a year, a 22-point cooling inspection each spring and a 22-point heating inspection each fall, for 44 checks a year. Every visit runs 45–60 minutes and follows the same standard, with each reading recorded on the service summary we leave with you.

Every point, both seasons

Spring Cooling Tune-Up

Your cooling system, checked point by point before the summer load.

Electrical & controls
  1. Inspect and tighten all electrical connections (unit + disconnect)
  2. Test run/start capacitor(s), microfarad reading vs. rating
  3. Inspect contactor for pitting and proper operation
  4. Measure compressor and fan-motor amp draws vs. nameplate
  5. Test thermostat function; verify cooling call and changeover
Refrigerant & performance
  1. Check refrigerant operating pressures (high/low side)
  2. Measure supply-vs-return temperature split
  3. Inspect refrigerant line insulation and connections
Airflow & coils
  1. Inspect air filter (advise replacement if dirty)
  2. Water-rinse the outdoor condenser coil and clear debris
  3. Straighten accessible bent condenser fins
  4. Inspect evaporator coil (accessible/visual) for dirt or ice
  5. Inspect indoor blower/fan operation
Condensate
  1. Clear and treat the condensate drain line
  2. Test condensate float switch / pump if equipped
Unit & site
  1. Inspect condenser fan blade and motor
  2. Clear vegetation/debris around the outdoor unit; confirm pad is level
  3. Check thermostat wiring & connections
  4. Inspect accessible ductwork at the unit for obvious leaks
  5. Inspect disconnect and whip for damage/secure mounting
  6. Full cooling-cycle operational test; listen for abnormal noise/vibration
  7. Record all readings on your member service summary

Fall Heating Tune-Up

Your heating system, with safety checks first, before the cold sets in.

Safety (highest value)
  1. Visual heat-exchanger inspection for cracks/corrosion
  2. Combustion analysis / carbon-monoxide test at the flue
  3. Test high-limit safety switch and flame-rollout switch
  4. Inspect flue/venting for blockage or corrosion
Combustion & ignition
  1. Inspect and clean the flame sensor
  2. Inspect burners for debris and proper flame
  3. Inspect ignition system (hot-surface igniter / pilot)
  4. Verify gas pressure with a manometer
  5. Check gas connections for leaks
Electrical & motors
  1. Inspect and tighten all electrical connections
  2. Measure blower-motor amp draw vs. nameplate
  3. Test blower capacitor, microfarad reading
  4. Inspect inducer-motor operation
Airflow
  1. Inspect air filter (advise replacement if dirty)
  2. Inspect blower wheel and compartment (visual)
  3. Inspect accessible ductwork for obvious leaks
Controls & performance
  1. Test thermostat function; verify heat call and changeover
  2. Check thermostat wiring & connections
  3. Verify temperature rise is within manufacturer spec
  4. Clear and treat condensate drain/trap (high-efficiency furnaces)
  5. Full heating-cycle operational test; check ignition, run, and shutdown
  6. Record all readings on your member service summary

A full pull-and-clean of a heavily fouled evaporator or condenser coil, beyond the standard water rinse.

Blower-wheel removal & deep cleaning

Heavy disassembly to remove and deep-clean a caked blower wheel, restoring airflow.

Duct cleaning & sealing

A separate whole-home service to clean and seal your duct system for better airflow and efficiency.

Refrigerant recharge & leak repair

A repair, not routine maintenance, and your 10% member discount on repair labor and parts applies.
